There are two approaches to audience targeting in rental marketing. You have two options: start with your home’s qualities and market them to the tenants who will value them the most, or start with your ideal tenant and promote the features of your property that will most appeal to them.

That said, here are three primary categories of audience targeting:

1. Age

The main age groups are students, young families, middle-aged tenants, and retirees.

2. Income

So, if your rent costs $1,000 a month, which is $12,000 a year, your tenants should make at least $40,000 a year.

3. Demographics
